Smoke and Carbon Monoxide Alarms 

This safety legislation came into effect in October 2015. It is now mandatory for all rented properties to be fitted with smoke alarms on each floor.

On the 1st October 2022 carbon monoxide legislation changed from an alarm being compulsory in any room where a solid fuel is being burnt. Legislation now states that a carbon monoxide alarm must also equipped in any room used as living accommodation which contains a fixed combustion appliance (excluding gas cookers) .

Gas Safety Certificates

A Landlord Gas Safety Record is required by law on every property with a gas connection. It must be completed every 12 months without elapsing. It will detail exactly what checks the engineer has carried out and if the appliances checked meet the appropriate safety standards. Electrical Installation Condition Reports

Landlords are responsible for ensuring that the electrics in their property are safe and in good working order. Electrical Installation Condition Reports were made mandatory in 2020 for any new tenancies. Any existing tenancies must have one in place by the 1st April 2021. Right to Rent Checks

Under the Immigration Act 2014, all landlords have a responsibility to check that their tenant has a legal right to reside and work in the UK. As part of our detailed vetting of tenants, we carry out this check at the start of every tenancy to make sure that our landlords are covered.

Energy Performance Certificates

Every tenanted property must have an Energy Performance Certificate with a minimum rating of E. From April this year tenants now have the right to request energy efficiency improvements to their properties. Roebucks can arrange EPCs for landlords. Contact us for further information.

Tenancy Deposit Registrations

Each tenancy deposit must be registered in an approved government holding scheme for safe keeping. We are registered to one of these scheme and ensure an immediate registration of the deposit and handle the release of a deposit in a timely manner.
